The property is rented out privately by experienced landlords without the use of letting agents.
We think this works better this way, encouraging good communications between tenants and landlords and with problems being sorted out quickly. The other advantage is lower costs for tenants since there is no need for any of the spurious fees charged by letting agents.
Outside of the rent we only charge for two things:
- A credit reference check payable directly to the tenant referencing service.
- An inventory report at the end of the tenancy.

We are members of the National Residential Landlords Association and are bound by it’s code of practice which is designed to raise standards in the private-rented sector.
If a tenant believes that those standards have not been met they have the opportunity to complain to the NRLA directly. Although the Code of Practice is an informal and voluntary process in which the NRLA has no power to compel a member to comply, it can however withdraw NRLA membership from any landlord who they consider having behaved badly or in an unprofessional manner.

To rent one of our properties, prospective tenants need to provide the following
- One months rent in advance payable by standing order.
- A deposit of five weeks rent. This will be held in a government approved deposit scheme and will be returned in full at the end of the tenancy if the property had been left in the same condition as it was initially let.
- A fee for a credit reference check. This is non-refundable.
- Employer references from each tenant (or equivalent if a student). Also references from previous landlords and three months bank statements from each tenant.
- A suitable guarantor may be required under certain circumstances.
- To avoid any deposit disputes, the landlord will pay for the cost of an inventory report at the start of the tenancy. The tenants is expected to pay for the inventory at the end of the tenancy.
- Tenants need to sign an assured shorthold tenancy agreement and an inventory report.
Tenants are expected to pay for
All utility bills for services which they use, such as gas, electricity, TV licence, telephone, broadband, water and the local council tax.
If tenants wish to insure their own personal possessions, they need to provide their own contents insurance.
